These are not simply price points — they are signals. The gap between Gstaad and Courchevel reflects the Swiss premium: restricted foreign ownership, limited supply, and a clientele that treats alpine property as generational wealth preservation rather than a holiday asset.
The gap between Courchevel and Val d’Isère reflects altitude, prestige, and the Espace Killy ski domain. Both are defensible investments. Both have demonstrated consistent appreciation over two decades.
The question for 2026 is not which resort is most prestigious. It is which resort offers the most compelling entry point relative to its long-term trajectory.
That answer points increasingly toward the Pyrenees.

While the French and Swiss Alps dominate headlines, Baqueira Beret has quietly posted 29% year-on-year price growth to August 2025 — the strongest appreciation rate of any luxury ski resort in Europe.
At €7,500/m² average, it trades at less than half the price of Val d’Isère and less than a quarter of Courchevel 1850.
The fundamentals are sound: Spain’s premier ski resort, 160km of skiing, a loyal clientele of wealthy Spanish and international families, and a property market still in its early institutional phase. The agents active in the market — Gestiaran, Totiaran, Engel & Völkers, Luderna — are reporting sustained demand with constrained supply.
The window at current prices will not remain open indefinitely.

Italy: Three Resorts, One Decision
Cortina d’Ampezzo has just hosted the 2026 Winter Olympics. Courmayeur sits at the foot of Mont Blanc with access to the Vallée Blanche. Val Gardena opens the door to 1,200km of skiing across the Dolomiti Superski area.
Three entirely different propositions for three entirely different skiers.
Cortina is theatre — for those who want their skiing woven into a broader cultural experience. Courmayeur is connoisseurship — serious off-piste terrain without compromising on the quality of the evening. Val Gardena is abundance — the Sella Ronda circuit, exceptional mountain huts, and a Tyrolean-Ladin cultural identity that exists nowhere else in Europe.
One underappreciated detail: Val Gardena is three hours from Venice Marco Polo. The combination of two nights in Venice followed by a week in the Dolomites is one of the great winter itineraries in Europe.

The Rothschild family established Megève in 1920 specifically as an alternative to St. Moritz. One century later it remains the most elegant address in the French Alps — lower altitude than Courchevel, but with a resort identity, architectural heritage, and culinary culture that no purpose-built ski station can replicate.
For buyers priced out of Courchevel 1850, Megève is not a compromise. It is an arbitrage. The price gap has widened in recent years as Courchevel has attracted institutional and ultra-prime buyers. Megève, by contrast, remains a market driven by discerning European families who understand what they are buying.
